NV Las Vegas
Summerlin
Summerlin is the community most people picture when they imagine the good version of Las Vegas living. Spread across roughly 22,000 acres along the western edge of the valley, it climbs right up to the doorstep of Red Rock Canyon — which means red sandstone cliffs on the horizon, cooler evenings than the valley floor, and a sunset view that never really gets old.
What makes Summerlin work is that it was planned that way from the beginning. It isn't one neighborhood, it's a collection of villages, each with its own personality. The Ridges and Red Rock Country Club draw custom estates and golf course frontage. The Vistas, The Paseos, and Stonebridge are where growing families land. Sun City Summerlin is one of the valley's most established 55+ communities. And Summerlin's newer villages up north are still delivering brand-new construction. Townhome, single-story, or a custom build with a view corridor — it's all here, at very different price points.
The trail system is the amenity locals brag about. More than 150 miles of walking and biking paths thread through the villages and connect to more than two dozen parks, and Red Rock Canyon's scenic loop and trailheads are a short drive from most front doors. Golfers have TPC Summerlin, Red Rock Country Club, and Angel Park within easy reach.
Downtown Summerlin gave the community a real center of gravity — open-air shopping, a deep restaurant lineup, the Las Vegas Ballpark, and City National Arena where the Golden Knights practice. Summerlin Hospital anchors the medical side, and the school options are among the strongest in Southern Nevada, both public and private, which is a big reason families relocating from out of state start their search here.
Fair warning: Summerlin carries a premium over the valley median, and inventory in the most desirable villages moves quickly. That's exactly why it pays to have someone watching the market with you rather than refreshing listing sites on your own.
